New Home Buying

If you’re buying a brand-new house straight from the builder, you might think you don’t need a real estate agent. However, a real estate agent is your advocate and is working for you throughout the entire process, which is essential because a builder or developer certainly has an entire team on their side!

I bring experience and knowledge to every transaction, whether you’re buying an existing home from an individual or a new home from a builder. Part of that knowledge is knowing where to buy and when to buy. I know the real estate market inside and out, and that includes knowing which builders are reputable, which developments and neighborhoods are desirable, and when it’s the right time to make an offer.

I can also help negotiate repairs by using a third-party inspection (yes, you need an inspection even if the house is brand-new!). I can make recommendations for inspectors and ensure that any contingencies in your contract are fulfilled to your satisfaction.

Home Staging

Your home shows exactly who you are; it’s full of history and personality and a life well-lived. That’s why you love it so much. But it’s also why a buyer might have a hard time loving it as it is, and that’s why I help you stage your home.

Buyers want a house they can picture themselves and their family moving into and making it their home. This means that, as hard as it seems, you want to take as much of “YOU” and your stuff out of your home.

This lets buyers imagine their furniture, family photos, and knickknacks in the house instead of yours. It also makes all the rooms look bigger and brighter, and there’s no scenario where that isn’t optimal.

Move anything that isn’t absolutely essential to a rented self-storage unit. A bonus for you is that having your things boxed and stored already is going to make moving day much, much easier.

Professional Photography

When I list your home for sale, we want to do everything possible to attract buyers, and first impressions count. This means that we want to have the best photographs possible of your home, and there are several reasons why it’s worth the investment.

Pros have better equipment, and they know how to use it. Did you know that holding the camera at eye level vs. chest level can make your rooms look small than they are? Or if you’re not using a wide-angle lens, you might not capture the entire room?

We want to capture the right angles, in the right light, with the best possible equipment. That’s why I use professional photographers for my listings.
